Lately e-commerce industry is experiencing a significant increase with the start of the widespread use of Internet-based technology to do business. It affects the pattern of trades from traditional to digital which indirectly contribute to the development of the property industry. One is the increasing demand for the provision of modern warehouses.
JAKARTA (infolog): Currently there are approximately 1.3 million square meters of modern warehouses located in Jakarta, Bogor, Depok, Tangerang, Bekasi (Jabodetabek). It is estimated that the number will increase by 500,000 square meters by 2021.
Based on the research of PT Jones Lang LaSalle (JLL), two-thirds of modern warehouse located in Jabodetabek area is a property built in accordance with the needs of tenants. 60 percent of which are located in industrial estates while 85 percent are concentrated in the east of DKI Jakarta.
“The majority is built according to the needs of the tenants then the warehouse occupancy rate is very good and tend to be stable,” said Head of Research JLL, James Taylor in a press conference at the Indonesia Stock Exchange building, Jakarta, Wednesday (7/2/2018) as quoted by Inews.id.
He added that the level of modern warehouse demand comes from logistics service providers. Meanwhile, the completed warehousing in this quarter is PT Mitsubishi Logistics Indonesia MM2100 of 18,000 square meters in the industrial area of Bekasi.
Thus, from the results of the study shows the property business began to glance at modern warehousing as a promising business.
Until now, many logistics centers such as warehouses, especially in areas whose infrastructure is getting better, such as Bekasi, Cikampek, Karawang, and Serang or Cilegon.
Modern warehouse properties are assessed to increase from year to year as retailers in need of store space to store and market commodities to consumers.
Therefore, the physical store as a place of marketing has begun to be replaced by online stores that can be accessed through various e-commerce sites or marketplace. (ac)
